11 Ways to Attract Tenants for Commercial Real Estate

Posted on

attract-more-tenants-for-your-commercial-real-estate

In 2017, you can expect the real estate market in the United States to get a lot busier and more competitive. Experts predict that there will be substantial increase in real estate investment and transaction volumes. While this is good news for the real estate market, it also means that it will be even more difficult for landlords to stay relevant and competitive in the industry. Thus, it is absolutely necessary for commercial landlords to adopt innovative business tactics for maintaining economic success.

The key to maintain a strong client-base is adhering to the basic principles of supply and demand. As a landlord, you should know and understand the needs of your clients. You can use this knowledge to develop effective marketing and sales schemes for your property. If you’re having trouble with figuring out how to improve your property, then this article can help you get started. Here are 11 ways to attract tenants for commercial real estate:

1. Equip Your Building With Fiber-Optic Internet

These days, all commercial clients need access to reliable and speedy Internet. No competitive business can survive in today’s economy without using Internet for daily tasks. If you are able to offer the reliability and efficiency of a Fiber-Optic Internet connection to your tenants, then that sets you apart from your competition.

2. Optimize Your Building’s Energy-Efficiency

Entice commercial entities to avail your services by promoting your efforts in energy-efficiency. Help them understand that your “green” efforts are not only good for the environment, but they are also helpful in reducing their energy expenses. Commercial tenants can  fulfill their corporate social responsibility to help the environment while saving costs at the same time.

3. Offer Accessible Parking Amenities

Parking can be a struggle especially in booming urban communities. When it comes to real estate rentals, inaccessible parking amenities can be a deal breaker. Landlords should make an effort to invest in parking infrastructure or partner up with local parking amenities. Business tenants will greatly appreciate your efforts to improve parking access.

4. Maximize Your Building’s Spaces by Making Use of Shared Amenities

Offer your tenants more bang for their buck by providing additional shared spaces that they could use. Perhaps you could convert extra spaces into conference halls, recreation rooms, libraries, or even fitness facilities.

5. Regularly Perform Performance and Satisfaction Surveys

Clients will appreciate it when you regularly make conscious efforts to know how they feel about your property services. It tells them that you value their opinion and are always looking for areas of improvement.

6. Sell The Cost-Effectiveness of Your Property

In connection to items listed above, you should sell the cost-effectiveness of using your building’s commercial spaces. Inform prospective tenants on the savings that they can make by renting a space that offers accessible parking, energy-efficient infrastructure, and high speed Fiber-Optic internet technology.

7. Implement Conservation Policies in Your Building

Increasing tenant engagement also adds value to your property. You can increase your tenant engagement by implementing conservation policies that promote recycling and segregation. It shows that you are environmentally-conscious and community-oriented.

8. Do Your Homework on Market Demands

Demands can vary depending on where you are and how big your property is. Do your own research on the needs of your market and adjust accordingly. For instance, if your building is situated in a technological hub, then it is absolutely necessary for you to invest in Fiber-optic Internet connection.

9. Upgrade Your Building’s Security

Having proper security in your establishment is of utmost importance to commercial tenants. You want to make sure that their physical and financial safety is not something they have to be worried about in your building. Invest in having patrolling security guards and CCTV systems in place to assure your clients of their safety.

10. Upgrade the Aesthetics of Your Building’s Exterior

It seems like a simple tip, but the aesthetics of your property matter greatly to prospective tenants. Invest in a proper cleaning staff to maintain the neatness and orderliness of your property. Try hiring professional landscapers to improve the greenery around your building. If your building is easy on the eyes, then that’s always a plus.

11. Showcase Neighboring Amenities

Market your property by marketing your community. Don’t forget to showcase the diversity and accessibility of nearby amenities. Include neighboring parks, restaurants, gyms, parking spaces, and other commercial establishments in your marketing efforts to boost the value of your property.

4 Ways High Speed Internet Can Improve Your Business

Posted on

In today’s world, a huge part of business operations is conducted online – from emails to cloud storage, the internet has become a utility that is necessary for big and small businesses alike to function and work efficiently.

With that being said, not all internet connections are created equal. Some can deliver information at the blink of an eye while others just lag behind. In a perfect world, every business would have a high-speed internet connection that would ensure improved productivity among employees and better servicing for clients.

Many business owners remain unconvinced that high-speed internet can dramatically boost their operations. Most are turned off by the upfront costs and neglect to investigate how faster internet can make a significant difference in the way they conduct their day-to-day processes.

Here are four ways that high-speed internet can improve your business:

1. Faster turnaround time for clients

From the very first moment you respond to a potential client, you are setting expectations for how to communicate, how project flow works, and what they should expect from you. If it takes ages to respond because your internet is lagging and pages are not responding properly, chances are likely that you will lose them before they could even sign the dotted line.

By having high-speed internet, you can power through inquiries from potential clients or requests from current ones with ease. You’re always connected and available to serve your clients, when they need it, through any apps your business may be using.

2. Easier internal communications

Within a business, it is not uncommon for internal employees to spend much of their day on VoIP calls to coordinate work tasks as well as accessing and downloading large files from cloud servers. It is almost impossible to do these tasks using a slow internet connection.

With slow and unstable internet connections, it can be difficult to conduct online conference calls for internal project briefings or to utilize remote video, like Skype, to hold interviews with potential new hires or clients.

In terms of cloud computing, the constant uploading and downloading can take time, especially with slow internet connection. According to a white paper from Integra, “45% of organizations cite bandwidth requirements as a barrier to cloud adoption.” The lag time during file upload and download is used for unproductive non-work-related activities by staff members.

In addition, when an office staff is sharing bandwidth, the Internet speed is likely to slow down. Running a seamless business often means that teams of people are trying to get multiple projects done and are running multiple devices at the same time, a daily occurrence that a slow speed of 15 or 20 mbps won’t be nearly enough to cut it.

A reliable internet connection ensures that staff members remain focused on the tasks at hand and eliminate any kind of distraction that could stem from disruptions and connectivity issues.

3. Faster access to information

Lagging internet means disrupted access to information that you can otherwise get in just a few clicks. For example, you’ve been looking forward to watching a live streaming of a Tedtalk that discusses revolutionary strategies you can use to further develop your existing and new product lines and as you begin to watch, it glitches every few seconds, resulting in you giving up and missing the information you desperately wanted to hear. The rise of consumption in bandwidth-eating multimedia, like video streaming, has further pressed the need for businesses to upgrade to high-speed internet connections.

In all honesty, time is money. If you and your staff spend four hours a day doing research, accessing systems, or addressing customers and vendors online, and five percent of that time is wasted due to a glitching internet connection, that’s 50 hours per employee down the drain in a year’s time and thousands of dollars potentially lost.

4. Reduce operational costs

Productivity is directly linked to internet speeds. As stated above, when businesses have unreliable connection, thousands of dollars could be lost each year. Yet, one of the biggest barriers that prevent businesses from adopting high-speed internet is the upfront cost. As discussed in previous points, the efficiency and productivity gained from high-speed internet can reduce expenses by more than the added cost. Faster internet speeds can bring in flexibility and scalability by allowing your team members to work remotely and centralizing applications and services on the cloud. Businesses can opt-in on Software-as-a-service (SaaS), cloud storage, and VoIP services to save on operational costs.

In the end, larger bandwidth and faster speeds can dramatically impact the way you service customers, collaborate with your staff and access information you need to make your business the best it can be.

Fiber-optic internet is the latest trend to emerge in terms of internet infrastructure. As a business owner, you may be wondering, if upgrading your internet connection is worth the additional expense. Here are some reasons why every business should upgrade to a Fiber-optic internet connection.

#1. Increased Internet Speed
Fiber-optic internet connections have dramatically changed the way we look at internet speeds. The traditional copper-based connections had their place in time, but Fiber-optic connections are now the benchmark. With this new technology, higher internet speeds are available to help you conduct your day-to-day tasks faster and increase your productivity. It’s a no-brainer that slow internet speeds may cost small businesses substantial hours of productivity every year.

#2. More Reliable Internet Connection
There was a time when copper-based connections were the gold standard of internet infrastructure. We were forced to tolerate inconsistent internet connections because that was the best that any ISP could offer. With Fiber-optic connections, you are assured of reliable internet connections that are immune to disruptions and connectivity issues. You won’t have to worry about your internet failing you as much as you did before.

#3. Easier Cloud Storage
More and more businesses and enterprises are making use of cloud storage for securing their company’s data and information. A Fiber-optic connection allows your business to seamlessly make use of cloud services thanks to its reliable upload and download speeds.

#4. Better Signal Strength
One of the most prominent advantages of shifting to a Fiber-optic connection is the increased signal strength that it brings. When travelling over a long distance, there is very little signal loss in fiber optic cables as compared to copper cabling. According to one study, fiber loses only 3% of its original signal strength over 100 meters, while copper cabling may lose up to 94% over the same distance.

#5. Higher Bandwidth
In simpler terms, imagine Internet bandwidth as a road where your data can drive on from one point to another. For copper-based connections, the highway is much smaller and may cause traffic jams for your data, resulting in slower transfer times. With Fiber-optic connections, you’re provided a much wider highway where more and more data can travel without affecting the speed of your connection.

#6. Lower Latency
Latency is another term for the delays that occur during the processing and transmission of data on the internet. Fiber-optic connections lower the latency rates of internet connections and this can lead to better voice quality during internet-based calls. They also help in maintaining the consistent speed while downloading or uploading large files.

#7. Symmetrical Internet Speeds
Traditional copper-based connections always offered download speeds that were substantially much higher than upload speeds. With Fiber-optic internet connections, the upload and download speeds are more symmetrical. Ultimately, you get more for what you are paying for.

#8. Increased Internet Security
It’s simple really. Fiber-optic internet connections are just so much harder to compromise compared to copper-based internet connections. Cable-tapping was a common security threat for copper-based internet connections. That method of security penetration is no longer possible with Fiber-optic connections. Save your business from a potentially damaging security compromise by upgrading to a Fiber-optic connection.

#9. Better Resistance to Interference
Copper-based connections are susceptible to electromagnetic interferences that may be caused by the operation of heavy machinery within its proximity. These electromagnetic interferences can disrupt the transfer of data and information. Fiber-optic connections are immune to such interferences.

#10. Higher Quality HD Video
Video-conferencing is not a new trend in the corporate world. Distance is no longer an issue as far as business transactions and deals are concerned. You can have important meetings with other people without necessarily being in the same room. With consistent speed and bandwidth offered by Fiber-optic internet connections, you will notice substantial improvements in your HD video conferencing capabilities.

#11. Cost-Effectiveness
At the end of the day, all you want for your business is to improve the productivity:cost ratio. With a Fiber-optic Internet connection, you may end up paying a little more for upgraded hardware, but this technology also increases your business’s potential for higher productivity. You no longer have to worry about connectivity issues that may lead to potential losses for your business.

The real estate business used to be all about “location, location, location…”, but things have changed dramatically. There are other emerging variables that are just as important in determining real estate value. The game has changed and the players who want to survive must adapt accordingly.

A big reason why the “location” principle in real estate is no longer as prominent as it once was is because of changing times and shifting priorities. The internet has now cemented itself as one of the most important aspects of our daily life. People no longer have to be within short distances in order to communicate with each other.  Work collaboration can be done online through internet. Easy access to these communication tools are what most people look for when deciding on real estate nowadays. Today, commercial and residential property tenants consider high speed internet and cloud access as a non-negotiable factor in choosing prime real estate. Landlords can keep a leg up on their competition by pushing for more accessibility to Fiber-optic internet connections in their properties.

Fiber-Optic Internet Accessibility Adds to the Value of Physical Property

Studies released by the Fiber To The Home Council Americas (FTTH) have shown that access to a fiber-optic internet connection can increase a home’s value by up to 3.1%. The FTTH goes on to say that the value of having Fiber internet accessibility is equivalent to that of adding a fireplace or a quarter of a swimming pool to a home. Additionally, a property’s value is shown to increase by 1.8% for properties that have access to internet connectivity speeds of 1Gb/s or more compared to those with only 100Mb/s.

Traditional real estate models present that property value is overwhelmingly dependent on its proximity to infrastructure and amenities. For example, an office space is deemed more valuable when it’s located near bus stops, train stations, parking facilities, and leisure establishments like gyms, restaurants, and bars. This model still holds true today, but there are new variables to take note of.  More than just being accessible to these examples of physical infrastructure, office spaces should also prioritize accessibility to telecommunications infrastructure. All competitive businesses are realizing the importance of internet in carrying out daily business processes. In the modern age, high speed internet equals higher productivity. Therefore, the stronger and more reliable the internet connection is in a given property, the higher its value will be.

According to Harvard Business School Professor of Management, and former Vice Chairman of the Goldman Sachs Group, Robert Kaplan, Fiber internet connection accessibility is more important than roads when it comes to infrastructure. His points are particularly valid for areas that serve as technological hubs and whose economies rely on having speedy and reliable internet.

The Increasing Demand For Fiber

More and more government units and communities are mobilizing their efforts to increase the accessibility of Fiber connections and build up demand. Landlords and property owners in areas where Fiber connectivity is limited can boost the appeal of their properties by capitalizing on this untapped resource. They have the opportunity to set themselves apart from their competitors by offering direct Fiber-internet access in their properties.

Establishing Fiber-optic infrastructure isn’t as complicated as most people think. Fiber-specialized internet service providers are capable of bringing the technology wherever there is substantial demand. The key is in generating and consolidating that demand. Real estate players should play their cards right and capitalize on that demand by making the technology readily available for use.

Fiber Installations Don’t Have To Be Difficult Or Unreasonably Expensive

Fiber-specialized internet service providers like FiberX are able to meet the increasing demand of any property without much hassle. It’s never a problem when service providers are composed of a team of skilled and reliable tech professionals who are able to properly assess the infrastructural logistics of installing a fiber connection. 10 Simple Troubleshooting Methods for Your Weak Wi-Fi

Posted on

fix-your-weak-wifi-signal

Your internet connection can only be as fast and strong as your Wi-Fi router will allow. A lot of times, when it comes to internet connection problems, your Wi-Fi is the actual culprit. Everyone knows how frustrating it can be when you’re forced to deal with terrible internet speeds. Don’t sweat, try these simple troubleshooting methods to fix weak Wi-Fi signals at your home or office.

#1. Use Internet speed test tools

The very first step to fixing a bad connection is to see whether the problems are being caused by your ISP. You can use simple online tools  to test the strength of your Internet connection. The most popular internet connection speed testing tool is developed by Ookla. You can access the tool here.

#2. Check if your router has updated hardware

Technology is rapidly changing. In order to maximize the full potential of technology, you have to adapt with it. High-speed Internet plans are becoming more and more accessible to users everywhere. Using newer router models means that they are better suited to handle the latest developments in Internet connectivity. Feel free to ask your service provider if their services cover the installation of brand new routers for your use.

#3. See if you’re using the correct channel

Routers automatically select a default channel to establish a network when they are first installed. However, as more and more connections are established around you, channels can get crowded and affect internet speeds. You can make use of tools like inSSIDer and NirSoft to help you make sure that you’re using the best available channel.

#4. Make use of the 5GHz network

The standard 2.4GHz network used by  a vast majority of devices can get very slow and crowded. With more modern and up-to-date routers, dual frequency networks are possible. These high-tech routers support 2.4GHz and 5GHz networks at the same time. Try to set up your network in a way that your devices are connected to the 5GHz network. However, take note that some devices like older computers, gaming consoles and smartphones aren’t capable of connecting to 5GHz networks.

#5. Update your router’s firmware

When you buy a router from the store (particular the older models), it’s almost fairly certain that their firmwares aren’t up-to-date. Router manufacturers periodically release firmware updates for various router models to make sure that the routers are functioning in the best way possible. Ask your manufacturer or check the manufacturer’s website for any firmware upgrades for your router model.

#6. Make sure your Wi-Fi driver is up-to-date

Think of a driver as a tool for your device to communicate and work together with the router. If your device drivers aren’t updated or aren’t functioning properly, then you aren’t really maximizing the full capabilities of your router. You can check your router manufacturer’s website to see if updated drivers are available for your devices.

#7. Place your router in a strategic location

Device proximity is key in determining the strength of your Wi-Fi connection. The less distance and obstructions between your router and your device, the better. Make sure you place your routers in areas that cover common working areas of your household or office.

#8. Disable power saving modes on your router

Some routers have a default setting which limits their full capacity to conserve power. If power consumption is not an issue for you, enable the router’s high-performance energy settings to maximize its full power.

#9. Place your router on elevated ground

It’s simple physics really. The higher your router is placed, the less obstructions there will be for data transmissions. Try placing your router high up on walls or shelves to make sure it has a clean path towards devices.

#10. Declutter your PC

A cluttered PC is a slow PC. Even if your ISP and Wi-Fi router are capable of supplying you large quantities of data quickly, if your PC isn’t fast enough to process that data, there will be a problem. Try to upgrade your PC’s RAM hardware or declutter your disk drives by  cleaning unused files.

These are some basic tips that can help you remedy your bad Wi-Fi situation. Try out these tips and let us know about your experience in the comments section below. If you’re on the lookout for a reliable Internet Service Provider who can aid you with all your bad internet connection troubles, then check out our website. Milhaus decreases Internet expenses by 38% and increases Internet speed by 2500% with FiberX

Posted on

Executive Summary

Milhaus is a fast-growing property development company that heavily relies on stable Internet connections to provide computing and resources to its internal and remote staff (the grand majority of its staff is remote). When Milhaus was building out its new headquarters and data room to serve its distributed workforce, Milhaus signed an agreement with a large ISP/Cable company 8 months in advance for 10Mbps Fiber-based Internet. This ISP called Milhaus’ Director of Technology 3 weeks before completion of the new headquarters and said they had improperly programmed the equipment for the new connection and they wouldn’t be able to deliver on-time and would need up to 2 more months to complete the install, even if the sales rep expedited things (and even though Fiber was already being run to a cell tower plot that the ISP leased from Milhaus on the same property). Luckily, Milhaus had recently met FiberX and called them up to see if they could deliver a connection quickly. Not only was FiberX able to deliver a connection quickly, but with great improvement to the cost and quality of the connection, including:

  • 38% decrease in Internet costs and expenses
  • 2500% increase in Internet connection speed (250Mbps symmetrical as opposed to 10Mbps symmetrical)
  • 95% reduction in latency as compared to a copper circuit
  • 75% reduction in installation lead time
